The Short Answer
In the Tulum villa vs. resort decision, the villa wins for almost everyone traveling with more than two people. A resort is priced per person, per night, so every guest you add multiplies the bill and buys another small room on a shared campus. A villa is priced per property, so the same nightly rate covers two guests or ten, and the cost per person falls as your group grows. By four travelers the math evens out. By six it is not close.
The resort still makes sense for a couple who wants on-site variety, a full activities calendar, and no decisions to make. For a family, a group of friends, or two households traveling together, the private villa delivers more space, more privacy, and a week you actually control. One House, Rented Whole
Five bedrooms, four and a half baths, ten guests. Two are masters: one on the main floor with a king bed and ensuite, and one at beach level with a king bed, a bathtub, and a door that opens straight onto the sand. Bedrooms three and four share a bath and each have a private balcony, one with a king and one with two double beds. The fifth sits in the attic with a king and its own ensuite. Every room has air conditioning, a TV, and Starlink internet, which is why people actually get work done here when they need to.
Outside, the pool meets you at the entrance ringed with day beds, the ocean-view terraces hold both the long lunch and the hammock, and the rooftop stays open for early yoga and for stargazing with no city light anywhere on the horizon. El Palmar, the palm-shaded stretch of beach, is where we set the private dinners. Behind the property, the Caapechen lagoon takes the sunset and turns gold and crimson. Between May and September, sea turtles come ashore to nest on this same sand. Inside there is a mini cinema for the one rainy afternoon and a full kitchen for anyone who wants it.

Two Service Plans, No Fine Print
The house books under one of two plans, and this is usually the question that stalls a booking, so here it is plainly.
The Basic Service Plan covers exclusive use of the villa, a private concierge on call, and daily housekeeping. It suits guests who would rather handle their own groceries and restaurant plans while still coming home to a spotless house and five-star support.
The Meal Plan covers all of that plus three chef-prepared meals a day, table service by a dedicated waiter, locally bought ingredients, and personalized menus approved by you before arrival, with vegan, gluten-free, and any other dietary needs welcome. Housekeeping moves to twice daily with a night turndown. Breakfast is a buffet of local fruit, granola, a hot main, fresh-squeezed juice, bread, and coffee. Lunch is served on the terrace or the beach: ceviches, chilled soups, crisp salads. Dinner is candlelit and plated, from grilled fish and octopus to flank steak or a plant-based alternative. Alcohol and soft drinks are not included in either plan, and groups over eight require a waiter at additional cost.

What No Resort Can Hand You
A resort can match a villa on thread count and on cocktails. It cannot match the address. Casa Nalum sits inside a UNESCO biosphere reserve, which means the beach in front of the house is not a beach club with a rope line, it is a protected coast where the loudest thing most mornings is the water. The reef is swimming distance out. The lagoon behind the property connects to ancient Mayan canals. For four months of the year, turtles nest a few steps from where you had dinner.
It also cannot match the clock. There is no breakfast window here, no dinner seating, no schedule at all except the one your group makes at the table the night before. The chef cooks when you are hungry. The ruins get visited at eight in the morning when they are empty, not after a buffet. Nobody walks past your door at seven.
And it cannot match the guest list, which is only your people. The pool, the terraces, the sand, the sunset over the lagoon, and the staff are yours alone for the length of your stay. That is the part guests describe when they come back, and it is the part a resort, by design, cannot sell. If that is the week you came for, check your dates now, because there is only one house and high season fills months ahead.
Who This House Is For
It works beautifully for two families traveling together, for groups of six to ten friends, for bachelor and bachelorette weeks, birthdays, and anniversaries, and for small yoga or wellness retreats. It works for an intimate beachfront ceremony. It works for a couple who wants the whole house and does not mind paying for space they will not use.
It does not work for guests who want walkable nightlife, a daily activities calendar, and a busy lobby. Before You Hold Your Dates

- Minimum stay requirements and cancellation terms are confirmed at the time of quoting.
- December, January, February, and Easter book several months out. There is one house, so the best dates go first.
- We coordinate transfers from Cancun or Tulum. Reaching Sian Ka’an is not the same as reaching the hotel zone, and it is not worth improvising.
- Alcohol, soft drinks, and snacks are not included in either plan. Tell the concierge what you drink and it is stocked before you arrive.
